PRICE POLICY
Nightly rates start at $225 on weekdays and $300 on Friday and Saturday nights.
 

The basic price of an overnight stay is for 1 or 2 people. A fee of $40 per additional person, per night, is added to the reservation for the 3rd and 4th guests.

If a small assistance or support dog is accepted by the host (see conditions), there will be a fee of $25/night payable by the guest upon reservation.

A 15% discount is applied to reservations of 7 nights or more.

Depending on the season, a discount may be applied to last-minute bookings made within 7 days of the stay.

An early check-in might be possible at 2 p.m. instead of 4 p.m. for an additional $40, payable upon reservation.

A late check-out might be possible at 1 p.m. instead of 11 a.m. for an additional $40, payable upon reservation.

The total amount of the stay, including the accommodation tax and the GST-TVQ, is collected at the time of booking.

The amount of the security deposit of $500 will be held on the client's credit card the day before their arrival and released in full 7 days after their “check-out” from the lodge (see conditions).

At the Pine Hill Sources, we strive to provide our clients with a memorable experience. However, we understand that unexpected situations can arise. Below is our refund policy, in accordance with applicable laws in Québec:


Cancellation more than 30 days before the stay:
  • If a cancellation is made 30 days or more before the scheduled stay date, a full refund, less credit card processing fees, will be issued.

  • Refunds will be processed using the same payment method used at the time of booking, within 10 business days of confirming the cancellation.


Cancellation between 14 and 30 days from the date of stay:
  • If a cancellation is made less than 30 days, but more than 14 days from the planned date of stay, a 50% refund will be granted.

  • However, we offer the option to reschedule the stay for a later date, subject to availability and any applicable rate differences.

Cancellation 14 days or less from the date of stay:
  • If a cancellation is made less than 14 days from the planned date of stay, no refund will be given.

  • However, with a few days’ notice, it may be possible to reschedule the stay to a later date, subject to availability and any applicable rate differences.



No-shows or failure to check in:
  • In case of no-show on the scheduled date of stay, no refund or postponement will be granted.


Force Majeure Cases:
  • If the cancellation is due to an unforeseeable event beyond the client’s control (serious illness, death, natural disaster, etc.), we will review the refund request on a case-by-case basis, upon presentation of appropriate supporting documents.


Terms for Modifications or Cancellations:
  • All cancellation or modification requests must be made in writing, by email to [email protected]

  • The date the request is received will determine the applicable refund timeline or penalties.


Reservations Made Through a Third Party:
  • If the reservation was made through a third-party platform (e.g., Booking.com, Expedia), the policies of that platform apply and may differ from those outlined here.

regulations and terms of the rental contract

OCCUPANTS AND VISITORS. The base rate is for 1 or 2 guests. The maximum number of occupants permitted at each lodge is 4 people, unless prior written authorization has been given by the host. If more guests than the number authorized in the reservation are found in the lodge or its facilities, an additional fee of $40 per person, per night, will apply for the 3rd and 4th guests. Any unauthorized additional guests, as identified notably through exterior security cameras or otherwise, may result in the immediate termination of the rental agreement without any possibility of a refund.

GUARANTEE DEPOSIT. The guarantee deposit is intended for faithful execution by the guest of the terms and conditions of this agreement. A part of the deposit could be kept by the host for a deep clean of the place and its furniture, if smoke or animals where in the place for example. Same for repairs or replacements required after the stay of the guest and that would be compensated by the deposit. If there are other damages not covered by the guarantee deposit, such as a broken sofa, the client will be held liable for the repair or replacement of broken items.

TIME OF ARRIVAL AND DEPARTURE. Guests may occupy the lodge starting at 4:00 PM, or 2:00 PM with an early check-in, and must vacate the lodge by 11:00 AM for a regular check-out, or 1:00 PM with a late check-out. Early check-ins and late check-outs must be purchased at the time of booking. Any unapproved extension not exceeding 2 hours will be charged to the guest at a rate of $40 plus taxes.

PARKING AND ACCESS TO THE LODGES. Two lodges are located on the Les Sources de Pine Hill property, and they are identical except for their positioning on the site. Parking for both lodges is located at the top of the property, near the garage and electric charging station. Each lodge is accessed by a path located behind it. L’Émeraude des Sources is located at the top of the property, near the parking area, while Le Saphir des Sources is located at the bottom of the property. Guests staying at Le Saphir des Sources may temporarily drive down the road to unload their luggage before promptly returning their vehicle to the parking area. No vehicle may remain at the bottom of the road for more than 15 minutes, out of respect for guests staying at the other lodge.

UTILIZATION OF INSTALLATIONS. The customer is invited to watch the YouTube videos from the Pine Hill Sources to learn how to use the heating, spa, sauna, hammam, etc. installations. and avoid any damage due to misuse. The guest is to use the lodge at the unique residential ends and is not authorized to sell products or services at the lodge, nor to run a commercial business, nor to subrent the place. It is possible to reserve the two lodges at the same time for special occasion, under the approval of the host.

PEACEFUL ENJOYMENT OF THE PROPERTY. Guests must respect the peaceful nature of the property at all times, in keeping with the spirit of a nature spa and a place designed for rest, relaxation, and rejuvenation. Although certain special occasions may be celebrated, such as birthdays or romantic events, Les Sources de Pine Hill is not intended for outdoor parties, noisy gatherings, or “party-style” events. Guests are expected to maintain a reasonable noise level, both inside and outside the lodges, especially in the evening. If a situation involving persistent noise or disturbance occurs during the stay, whether coming from the other lodge or from neighboring properties, guests must notify the host at the time the situation occurs so that reasonable action may be taken within an appropriate timeframe.

RESPECT FOR NEIGHBORS. The guest, as well as neighbors, should enjoy each other's company in a calm and respectful manner for everyone's enjoyment. The guest must behave in a civilized manner with all residents in the immediate area.

SEPTIC TANK Guests should not put anything other than toilet paper in the toilet. It is forbidden to throw tampons, sanitary towels, tissues, solid food or other items in the toilet; these should be put in the trash. No food should enter sink or dishwasher pipes, the guest has to throw all debris into the trash or compost and rinse dishes well before putting them in the dishwasher.

PETS. The Host does not allow guests’ pets, except in approved cases (see authorized dogs section). Any violation of this clause may result in the immediate termination of the rental agreement without any possibility of a refund.

ASSISTANCE OR SUPPORT DOG. The host can accept assistance or support dogs for an additional cost of $25 per night, payable upon reservation. The dog must be small, hypoallergenic and not barking, clean, controllable, on a leash outside and never left alone inside. The guest will pick up all their dog's droppings and protect all furniture with a personal sheet if the dog settles there. The guest may have to pay for a deep cleaning, additional to the regular cleaning, if the dog ever leaves hair in the premises, or to pay for the repair or replacement of furniture or equipment in the event of damage by the dog.

SMOKING POLICY. Smoking is prohibited anywhere other than in the parking lot. No smoking of any kind is tolerated in the lodges and their surrounding areas.

CAMPFIRE. A designated area is provided for campfires and must not be moved by the guest. Under no circumstances may a fire be made anywhere other than in the outdoor fire pit, and fires must remain of a reasonable size to ensure safety within the limits of the fire pit. Fires must never be left unattended. During the winter season, the fire pit area is not snow cleared. A shovel is made available, and guests may choose to clear the area themselves in order to access it, after bringing their own firewood. Outside of the winter season, generally from May to October, a bin of firewood is provided by the host for guest use. Guests are not permitted to use excess wood found in the surrounding forest. Should additional firewood be required, guests may request more from the host for an additional fee or purchase wood elsewhere at their own expense. 

DOCK AND BOATS. From May to September, watercraft and life jackets are made available to guests at the dock of Les Sources de Pine Hill. Guests are expected to be courteous and share the watercraft fairly with guests staying at both lodges on the property. Wearing a life jacket is mandatory at all times when using any watercraft provided on the lake. The watercraft are offered as an enjoyable addition to the stay; however, guests are advised that the lake is relatively small and can be explored fairly quickly. 

LAKE AND SWIMMING. The lake facing Les Sources de Pine Hill is a small and peaceful lake, mainly appreciated for its natural setting and relaxing atmosphere. Swimming is not recommended from the dock area, as it is shallow, muddy, and may contain natural debris. Swimming may be possible in the middle of the lake, where the water is deeper.

INSECTS, ANIMALS OR OTHER NATURAL ELEMENTS. Staying in nature may involve the presence of insects, small animals, or natural outdoor elements (rocks, leaves, or others). For example, during the fall season, there may occasionally be a higher presence of ladybugs, as is common throughout Quebec. Les Sources de Pine Hill takes reasonable measures to keep the lodges clean and well maintained. However, the host cannot be held responsible for insects, animals, or natural elements located outside the lodges or within the surrounding natural environment of the property. Consequently, no compensation or refund may be granted for such inconveniences. In the event of an unusual situation, inside the lodge, the guest must notify the host promptly so that appropriate action may be taken within a reasonable timeframe. 

CLEANING. The cleaning fee payable upon booking is set by the host and is intended only to cover the cost of normal cleaning between bookings (laundry, vacuuming, etc.). Guests must not leave the accommodation in a condition that would require excessive or thorough cleaning (with moldy food remains, dirty couches or cushions or soiling from service animals, etc.). In such a case, the guest understands that he or she would have to pay for a complete deep cleaning which could cost up to $300 more, taken from the security deposit.

MAINTENANCE AND REPAIRS. The Guest must maintain the lodge in good condition, clean and ready for rental (excluding regular cleaning) and use the lodge only in a prudent and lawful manner. The Client will have to pay maintenance and repair costs if the lodge and its facilities are left in a poorer condition than at their arrival, apart from normal wear and tear of the premises.

TRASH, RECYCLING, COMPOST. Guests must take out all waste generated during the rental period and place it in the various bins for this purpose, in the parking lot or on the street.

PROPANE. The host provides 5% of the 400 liter propane tank, for each rental, for reasonable use of the BBQ and the indoor fireplace which both run on propane. A dial is on the bottle to see the % on arrival and the % on departure. Any excess usage may be billed by the host at the rate of $1.50 per liter.

SNOW REMOVAL. The host is responsible for snow removal in the parking area and around the outdoor facilities of the lodges. Parking areas are cleared after snowfalls exceeding 5 cm, while balconies and walkways are mainly cleared between stays in order to preserve guests’ privacy and tranquility. A shovel is made available for guests’ needs during their stay. The road leading to the bottom of the property is maintained for safety purposes; however, it is not recommended to drive below the parking area during snowy or icy conditions. Due to the slopes in the area, winter tires are highly , strongly recommended during the winter season. Any towing or related costs resulting from the failure to follow these recommendations will be the responsibility of the guest.

POSSESSIONS. Anything found on the Pine Hill Sources site when guests arrive belongs to the Sources and must remain on the premises. Any missing item may be claimed from the customer and may be billed. Personal items left by the guest in the lodge or its surroundings are not the responsibility of the host, although the host will make reasonable efforts to return the item to the guest.

GUEST RESPONSIBILITY. Guests must notify the host of any issues or situations as they arise, rather than waiting until the end of the stay to report them. The host is known for being proactive and will do everything reasonably possible to address the situation promptly and provide the quality experience expected by guests.

RESPONSIBILITY OF THE HOST. The Guest and all his guests hereby indemnify and hold harmless the Host against any claim for personal injury or property damage or loss arising from the use of the premises, regardless of the nature of the accident, the injury or the loss. The guest is aware that thermotherapy may cause risks to the health of certain guests for which the host cannot be held responsible. Also, Guest expressly acknowledges that any insurance for property damage or loss that Host may maintain on the property does not cover Guest's personal property and that Guest must maintain their own insurance if such coverage is desired.

ATTORNEY FEES. Guest agrees to pay all reasonable costs, attorneys' fees and expenses incurred by Host in enforcing this Agreement.

NON-COMPLIANCE WITH THE CONTRACT. If the client and his guests fail to comply with the terms and conditions of The Pine Hill Sources, the host may terminate the contract immediately, without notice and without possibility of refund. The host may use the security deposit to compensate himself for any damage or breakage to the premises and their installations and equipment, or for any loss on the property.
